The redevelopment of the former Bailey Gibson and Player Wills sites are currently on hold due to legal action.
The previous application for Bailey Gibson which was granted in 2020 is under judicial review with aspects referred to the Court of Justice of the European Union by The High Court of Ireland – in the interim we have made a new submission in a bid to get started on the long overdue development of this site. Hines is applying to An Bord Pleanála for permission of a 345 unit Strategic Housing Development at the Bailey Gibson, Players Wills and adjacent lands in Dublin 8.
The development proposes the construction of 345 residential units across 5 buildings ranging in height from 2 to 7 storeys. Two blocks previously Build-To-Rent are now Build-To-Sell, representing 15% of the scheme. 10% social housing is also included. The positive community and social dividend from this proposal includes but is not limited to a new all-weather playing pitch, a new public park, a boulevard and public plaza, shops, restaurants, and ancillary community facilities including a creche.
There is an acute demand for high quality residential accommodation in Dublin and we remain fully committed to Dublin 8 and to delivering this sustainable development that can address the demand for badly needed housing in this area of the city.
